Project Overview
This luxury estate was more than a roofing project. It was a precision restoration on a modern architectural home with clean contemporary lines, expansive elevations, custom perimeter details, and outdoor living spaces surrounded by elegant travertine surfaces.
The homeowner was referred to MyPro after black tar began seeping from the edge of the existing roofing system and staining the travertine tile around the pool deck and walkways. What first appeared to be a cosmetic concern quickly pointed to a much larger roofing system failure.
The Challenge
MyPro’s inspection found that the underlayment beneath the metal roof assembly had failed prematurely. Because the problem originated below the finished roofing system, the proper solution required navigating the manufacturer’s warranty claim process and completing a full tear-off down to the structural rafters.
This was not a simple replacement. The project required complete redecking, a newly field-fabricated standing seam metal roofing system, custom perimeter trim, and half-round gutters designed to complement the architecture of the home while delivering long-term waterproofing performance.
Access and logistics added another layer of complexity. The property had tight access points, a narrow driveway, limited staging space, and high roof elevations that required careful planning for material handling, fabrication, and installation. Every panel had to be fabricated, moved, and installed with precision while protecting the surrounding finishes, landscaping, pool features, and architectural details.
